Job Description We are seeking a highly motivated, career-oriented, and enthusiastic individual to serve as an Area Property Manager for a rapidly growing and dynamic apartment investment and property management firm. This position will be responsible for providing leadership and oversight for all on-site staff within a regional portfolio of apartment communities. We are looking for candidates who function well in a team environment. The successful candidate will be enthusiastic, passionate, and accountable for achieving results. Qualifications/Requirements Valid driver's license and reliable transportation required. Requires frequent travel between properties in Hampton Roads, VA Must have a minimum of 5 years of on-site multifamily property management experience. Strong team building and performance management skills. Demonstrates leadership, strategic thinking, and problem-solving skills. Experience with Yardi, preferred. Ability to maintain a positive attitude under pressure and handle project deadlines. Must have excellent communication, organization, management, and people skills. Possesses strong financial skills and the ability to oversee major capital projects. Strong computer skills with a knack for technology. Results oriented with the ability to balance all business considerations. Must be able to pass a background check. Responsibilities Demonstrate ability to understand financial goals, operate assets in owners' best interest in accordance with established policies and procedures. Assist in preparing annual budgets, income projections, and property performance goals. Ensure that all rents and late fee charges are collected, posted, and deposited in a timely manner. Managing collections process with on-site team. Generate necessary legal action, documents, and processes in accordance with government and company guidelines. Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations, and certificates of insurance. Ensure that A/P invoices are submitted for payment. Ensure the property is rented to the fullest capacity. Utilize marketing strategies to secure prospective residents. Ensure that leasing techniques are effective. Continually monitor and analyze traffic logs, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others. Always represent the company in a professional manner. Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow. Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.). Address elevated resident concerns and requests on a timely basis to ensure resident satisfaction with management. Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.). Ensure the efficiency of staff through ongoing training, instruction, counseling, and leadership. Supervising on-site team members. Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, timesheets, change of status forms, etc.). Provide support to staff to encourage teamwork and lead as an example in creating a harmonious environment. Coordinate maintenance schedule and assignments. Plan weekly/daily office staff schedules and assignments. Ensuring quality of maintenance, renovation, and turnover work. Maintain community appearance and ensure repairs are noted and completed on a timely basis. This requires regular community inspections and tours. Assure the quality and scheduling of apartment turnovers. Coordinate maintenance schedule and assignments. Plan weekly/daily office staff schedules and assignments. Assisting with the project management of capital improvements at the property. Ensuring the highest quality customer service to residents. Assist with special projects and company initiatives and provide support to other regional managers when needed. Any other duties as assigned by your supervisor.Job Type: Full-time
